DETAILED, REPEATABLE PROCESSES

We highly value your time and want to make work as simple as possible for you. We provide detailed scopes of work prior to estimating a job that has nearly every detail of the project from start to finish. We work with our highly skilled contractors to streamline the processes so you can be efficient and effective with your time.

On every job, permits are pulled and inspections will be done by ourselves and the City to meet proper building code requirements. We know we aren’t 100% experts in construction and we rely heavily on your expertise to properly complete work to pass inspections. Your final product is the selling point for a new home buyer and that’s why contractors are so fundamental to our success.

CONSISTENT WORK

We are constantly marketing for new deals to keep our contractors busy and rely on wholesale pricing to get the best value for our dollar. We are part of a national organization and know dozens of other investors in Columbus that need qualified contractors to help rehab and remodel their projects. We are more than happy to expose our contractors to our network to help them grow as we develop our business and take on more rehab projects ourselves.

ANY CONDITION

We always buy properties in “as-is” condition and never require a buyer to make any updates. Some projects will require a full gut and others may just need carpet, paint, and some clean up to be ready to go to market. Distressed properties are our specialty and having reliable contractors that we can work with on a regular basis will allow us to buy more, and supply you with more work.

Let’s Have a Conversation

We like to get to know our contractors and find out their goals. If completing 1-4 jobs a year is what you want to do, great! If you want to complete 50+, great! Different contractors fit into our systems differently and the only way to find out is for us to chat.

Step 3

Bid on a Project

Before every project begins, we do our due diligence in creating a detailed scope of work. We always get multiple bids to get the best value for each individual job. To get top dollar for our homes, we require top-notch contracting.

Step 4

Get Approved and Begin

Once we’ve decided on a contractor, we go through our typical hiring process, signing the appropriate documents, and then you’re off completing work detailed in the scope of work documents. We love paying our contractors when work is completed.
